Property Surveys

As the purchase of a new property is a major investment, it is essential that a survey is undertaken before making a legal commitment to purchase.

Surveys are a kind of ‘health check’ for buildings in that they will identify any nasty and potentially costly defects. They can also save you money as if there are any serious problems, for example a leaky roof or internal dampness, the sale price can often be re-negotiated to reflect the cost of the necessary repairs. Alternatively, you may decide not to proceed further with the purchase.

There are two principle types of survey:-


Building Survey


A Building Survey is a comprehensive inspection with details of the construction and materials, identification of major and minor defects including their causes, possible consequences and appropriate method of repair and/or remedial action. As an example it will comment upon:-

Structural movement inc. subsidence/heave and landslip
Dampness and water penetration
Insect attack and timber decay

The bespoke written report will also mention any shortcomings in the maintenance and design of the building.

We will report on all easily accessible parts of the property. However, we will not inspect under carpets or furniture, test services for example electrical wiring, heating/air conditioning, water supplies or drains (unless there is obvious access) albeit their general condition will be commented upon, together with possible recommendation for further specialist investigation. 

The report will not include either a reinstatement valuation for insurance purposes or advice on open market value.

Homebuyers Survey and Valuation

A Homebuyer Survey and Valuation (HSV) is an economical type survey completed to a standard format as stipulated by the Royal Institution of Chartered Surveyors. It is suitable for conventionally constructed properties built within the last 150 years that are in reasonable condition.

The survey only focuses on defects that need urgent attention that either affect the value of the property or are a risk to health and safety. It will cover such items as possible signs of subsidence, defective roofs, dampness to walls and floors, beetle infestation and rot to woodwork and also include a visual examination of drains and services (electrical wiring, central heating etc) with recommendations for further specialist testing where required.

An estimated reinstatement cost for insurance purposes and a valuation of the property on the open market are also included within the report.
