
Subsidence
A property can suffer subsidence due to:-
•
A shrinkable clay soil below the foundations which is effected by either a long dry spell of weather and/or the
removal of moisture by trees and shrubs.
•
The removal of sand and gravels by water leaks into the soil from broken drains and water pipes.
•
Consolidation of poor made up ground
•
Unstable slopes and/or changes in water tables and natural drainage
•
Previous mining activity
This is typically identified by new and expanding cracking to ceilings and walls, doors not closing, sloping and cracking of solid floors, gaps between walls and terraces etc.
If this type of damage is discovered, the sooner it is diagnosed the better. We can undertake an inspection to establish whether the property is experiencing the effects of subsidence and if so, arrange further detailed investigations to establish the exact cause and to assist with the necessary remedial action and repair.
It is important to remember that subsidence can usually be rectified and is normally covered under a building insurance policy.
